This page describes the standard terms on which Apartwell Co., Ltd. ("Apartwell", "we", "us") provides real estate brokerage services. It applies to owners who list a property with us and to buyers and tenants who use our services to find one in Pattaya.

Who this applies to

By listing a property with Apartwell, or by using our search, viewing, and advisory services as a buyer or tenant, you accept the terms described on this page. These terms sit alongside, not instead of, the individual listing agreement Apartwell and an owner sign for a specific property — where the two differ for a particular listing, the signed agreement controls.

What our service includes, for owners

Send our team your property details along with whatever documents you have. We run a legal and financial check first, then agree on a valuation and marketing plan before anything goes live. Every verified listing gets translated into twenty-five languages and goes out with its own catalogue reference, professional photos, and full marketing across our buyer network — portals, social media, digital marketing, and our own contact database.

Listing is free; commission is paid on sale

Apartwell doesn't charge owners upfront just to list a property. We earn our commission only once a sale actually closes, which keeps our interests pointed toward the same goal as yours.

Commission structure

Our commission is paid by the seller (or, for rentals, usually the landlord) once a sale or tenancy closes successfully — buyers and tenants don't pay a separate commission to us. The typical rate in the Pattaya market is around 3-5% of the sale price, though the exact figure depends on the property's price bracket, its type, and whether the listing is exclusive to Apartwell or shared with other agencies. Treat any percentage mentioned here as a starting point for discussion, not a locked-in number — confirm the exact rate and exactly what it covers (marketing, viewings, negotiation, paperwork support) with us before signing a listing agreement.

Exclusive vs. non-exclusive listings

An exclusive listing means Apartwell is the only agency marketing your property, and we typically invest more in its marketing as a result. A non-exclusive listing gives wider simultaneous reach through several agencies at once, but less concentrated effort from each. There's no universally better option — it's worth discussing which fits your situation before you sign.

What buyers and tenants pay

We don't bill buyers or tenants for viewings (including remote video walkthroughs), initial consultations, or search and shortlisting help. The costs a buyer usually does cover are the standard government transfer fees and taxes at the Land Department, any legal or notary fees tied to the purchase itself, and bank transfer costs under FET requirements — none of which are our commission. Your agent will walk you through exactly what those add up to for your particular deal before you commit to anything.
