Apartwell Co., Ltd. ("Apartwell", "we", "us") operates apartwell.com. This policy explains what personal data we collect, why, and what rights you have over it.
Who we are
Apartwell Co., Ltd. is a real estate agency based in Pattaya, Thailand, and a member of the Thai Real Estate Association (TREA), membership no. 21/0479/69 and the Real Estate Sales and Marketing Association (RESAM), membership no. SM4801-508. Our registered office is at Pratamnak Rd, Muang Pattaya, Amphoe Bang Lamung, Chang Wat Chon Buri 20150, Thailand.
What data we collect
Contact details you give us (name, phone number, email, WhatsApp/Telegram/LINE/Messenger handle) when you send an inquiry, book a viewing, or message us on any channel, including our AI assistant on the website; the content of those messages; browsing data collected through cookies and analytics once you consent to them (see "Cookies" below); and, where relevant to a transaction, identity and property-related documents you choose to share with us directly.
Why we use it
To respond to your inquiries and provide the service you asked for (answering questions, arranging viewings, preparing offers); to improve the site and understand how it's used, only with your consent to analytics cookies; to meet our own record-keeping obligations as TREA/RESAM members; and, if you've agreed to it, to send you relevant property updates.
Cookies and analytics
We use Google Analytics and Google Tag Manager to understand site traffic, gated behind the cookie banner shown on your first visit — nothing beyond strictly necessary cookies runs until you accept. You can withdraw that consent at any time by clearing your browser's local storage for this site and reloading the page, which brings the banner back.
Who we share it with
Anthropic (the Claude API), which powers our website AI assistant "Alexandra" — your messages to her are processed to generate a reply, per Anthropic's own privacy policy; Vercel and Sanity, who host the site and its content; Exely, for live availability and booking on rental listings; and WhatsApp (Meta), Telegram, and LINE, whenever you choose to message us on one of those platforms — each processes your messages under its own privacy policy once you're inside that app. We do not sell your personal data to anyone.
International data transfers
As a Thailand-based company using international service providers (Vercel, Sanity, Anthropic, Google), your data may be processed on servers outside your home country, including in the United States and the European Union. These providers maintain their own security and compliance standards for cross-border transfers.
How long we keep it
We keep inquiry and transaction records for as long as needed to provide the service and to meet our TREA/RESAM record-keeping obligations, then delete or anonymize them. You can ask us to delete your data sooner — see "Your rights" below.
Your rights
You can ask us to access, correct, or delete the personal data we hold about you, or to stop using it for marketing, by contacting us on WhatsApp at +66 95 174 7888 or in writing at the address above. If you're in the EU/EEA/UK, you also have the right to lodge a complaint with your local data protection authority. If you're in Thailand, you may contact the Office of the Personal Data Protection Committee (PDPC) under the Personal Data Protection Act B.E. 2562 (2019).
Children
This site is not directed at children under 18, and we don't knowingly collect data from them.
Changes to this policy
We may update this policy as the site or our practices change. The "Last updated" date at the top always reflects the current version.
