Remote Pre-Sale Purchase at Santa Monica, Jomtien

A family relocating from Turkey secured a premium 2-bedroom, sea-view pre-sale unit at Santa Monica, Jomtien — entirely online, from booking to contract.

The client's mother was selling the family home in Finland, while her son — living in Turkey with his daughters — was planning the family's relocation to Pattaya and needed a larger unit for their new home: at least 70 sqm, two bedrooms. They chose Santa Monica, a pre-sale project by developer Riviera in Jomtien, before construction had even started. Because the unit they wanted was large and premium — not a studio or one-bedroom, the units agents usually reserve first — our agent still managed to secure a booking despite being 20th in the queue of agencies registering reservations for their clients that week. The result: a 70 sqm, two-bedroom unit on the 17th floor with an unobstructed sea view over Jomtien, priced from roughly 12 million THB in the fully furnished premium segment — exactly within the client's budget. The entire transaction, from the initial reservation through contract signing, was handled remotely, with the client never having to travel to Thailand during the process.

Investment Flip: Turning a Grand Solar Assignment into $20K Profit

An investor bought a discounted pre-sale assignment at Grand Solar, held it a year, then resold to a repeat client — profiting about $20,000.

A young couple in London needed to sell their one-bedroom (29 sqm) unit at Grand Solar, a premium development by SLR Development, which they had bought as an investment. They were short on cash for a renovation on their own London flat and needed a fast sale — which meant accepting a price below what they had originally paid. We handled the deal as a developer-registered assignment (pre-sale resale), fully documented through SLR Development's office. We had a buyer in mind: Evgeniy, a client from Odessa we had been working with, looking for an investment opportunity. Because the sellers were assigning the unit below market (losing roughly 10,000 EUR on the transfer itself), we pitched it to him as a genuine bargain — and he bought it. We then marketed the unit on Evgeniy's behalf for about a year, pricing it just under market. The buyer who eventually came along was someone who already trusted us — a previous Grand Solar client of ours, now looking for a smaller unit for his mother. We processed a second assignment, transferring the unit from Evgeniy to this new buyer. The outcome: Evgeniy walked away roughly $20,000 ahead on the resale, having lost nothing on the deal — and our repeat client secured a well-priced premium unit for his mother, in a development he already trusted from his own purchase.

A Central Pattaya Villa: From Assignment Deal to Brand-New Build

A seasoned Pattaya homeowner wanted a villa near the sea and the center — when the planned resale fell through, we found him a brand-new unit instead.

Our client already owned a 200 sqm condo in Pattaya and wanted to add a private villa — in a location close to both the sea and the city center, a combination that narrows the field considerably. Having worked across every villa district in Pattaya, from Mabprachan to the center itself, we pointed him toward SS Development's villas in central Pattaya: premium, two-story, three-bedroom units, fully furnished, with a pool and well-developed estate infrastructure. Our original plan was to secure him a resale unit — an investor's assignment, already built, which we were positioning as a ready-to-move-in 'like-new secondary' purchase. But when we went to process the paperwork, the developer's team told us that unit was no longer available for sale; its owner had decided to rent it out on an annual lease instead. They did, however, have a brand-new villa available, for a client planning to live in it himself. The client purchased that new villa — in SS Development's Midtown project — for roughly 19-20 million THB. Unlike our two fully remote, foreign-quota deals, this one happened entirely in person: the client, already an experienced Pattaya resident, knew exactly what he wanted. He is now living there happily.
