Pattaya Real Estate by District

The district shapes both the price and what a property suits — investment, relocation or a holiday home. Jomtien is the most popular choice among foreign buyers, with a long beach and the widest range of condominiums. Pratumnak is prized for its quiet, elevated setting close to the sea. Wongamat is Pattaya's premium beachfront segment. Each district has its own property mix and price range.

Frequently Asked Questions About Buying Property in Pattaya

home.faqSubtitle

Can I, as a foreigner, own property in Thailand?

Yes — a foreigner can hold full freehold ownership of a condominium unit, as long as the building's foreign quota (49% of total floor area) isn't already filled. Villas are different: the land under a house can't be registered as freehold to a foreigner, so a different legal structure is needed — a long-term lease, for example.

What taxes and fees should I budget for when buying property?

Registering the transfer at the Land Department involves a transfer fee, plus either specific business tax or stamp duty and withholding tax — the exact mix depends on whether you're buying from a developer or on the resale market. There are also one-off condominium juristic person fees to factor in.

How long does the property purchase process take?

For a completed resale unit with a clean title, it's usually four to eight weeks from booking to registration — covering due diligence, contract negotiation, the international funds transfer, and the registration appointment itself at the Land Department.

How do I transfer funds to Thailand to buy property — FET or Tor Tor 3?

You'll need a Foreign Exchange Transaction form (FET) — the current name for what used to be called the Tor Tor 3. The receiving Thai bank issues it once it converts your incoming transfer from abroad; without it, a foreigner can't register freehold title on a condominium.

What is the real estate agency commission?

In the Thai market, including Pattaya, agency commission is traditionally paid by the seller, not the buyer. The typical rate is around 3–5% of the sale price, depending on the property type and the arrangement with the seller.

What does a Due Diligence report check when buying a condo or villa in Pattaya?

Title ownership and that the name on the title matches the seller, the absence of liens or mortgages, compliance with the 49% foreign quota, no outstanding common-area or sinking-fund fees, and — for new developments — the developer's registration and construction permits.

Can I buy property remotely, without coming to Thailand?

Yes. Thai law doesn't require the foreign buyer's personal presence — a representative with a notarized power of attorney can complete the registration at the Land Department on your behalf. Apartwell has a dedicated process for buyers who don't attend the transaction in person.
